Stages of the Conveyancing Process

  1. Instruction – Both buyer and seller appoint a Conveyancing Solicitor.
  2. Initial Documents – Solicitors send out documents; clients complete and return them with any required fees.
  3. Contract Pack – The seller’s Solicitor compiles and sends the contract pack to the buyer’s Solicitor.
  4. Legal Work Begins – The buyer’s Solicitor orders searches and raises legal enquiries.
  5. Legal Report & Signing – The buyer’s Solicitor provides a legal report and contract for signing. The seller also signs and returns their contract.
  6. Mortgage & Deposit – The buyer signs the mortgage deed and transfers the deposit to their Solicitor.
  7. Exchange of Contracts – Once all legal matters are resolved, both parties agree on a completion date, and contracts are exchanged, making the deal legally binding.
  8. Completion – Funds are transferred, and once confirmed, keys can be collected from the Estate Agent. Buyers and sellers can now arrange removals and utilities.
